One part of the Primary market is moving much faster than another

Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted just 1.7 months of supply in ZIP 54768, while ZIP 54758 had 4 months. That gap means pricing to your local pace is not optional. It is the difference between a quick sale and a long wait.

All numbers below cover the three months ending July 31, 2026. Keep that in mind as you read.

The split, in plain numbers

The Real Estate Data Aggregator counted 660 pending sales across the Primary market in that period. New listings came in at 743. That is a healthy pace overall. But the story changes when you look ZIP by ZIP.

The National Association of Realtors put national inventory at 4.9 months. Most of the Primary market sits well below that. A few ZIP codes sit above it.

The fastest ZIP: 54768

The Real Estate Data Aggregator counted just 1.7 months of supply in ZIP 54768. That is the tightest reading in the market. Homes moved fast there.

The Real Estate Data Aggregator shows that in ZIP 54768, two thirds of homes went under contract within two weeks of listing. That share rose 16.7 points from the same period last year. Sellers there had real leverage.

The slowest ZIP: 54758

ZIP 54758 tells a different story. The Real Estate Data Aggregator put supply at 4 months there. Median days on market hit 86. That is 23 days longer than the same period last year.

Homes for sale in ZIP 54758 rose 70% from a year ago, according to the Real Estate Data Aggregator. More supply, longer waits. Buyers there have more room to compare and negotiate.

How the bigger ZIP codes compare

ZIPs 54703, 54701 and 54729 each had more than 100 homes sold. They sit in the middle of the range. Here is how they stack up.

ZIP 54703 had the most sales and the fastest pace. The Real Estate Data Aggregator counted 188 homes sold there. Median days on market was 47. Nearly 62% went under contract within two weeks, up 13.2 points from the same period last year.

ZIP 54701 had the tightest supply of the three, at 2.2 months. The Real Estate Data Aggregator also showed that 45.5% of homes there sold above list price, up 9 points from a year ago.

What mortgage rates mean for buyers right now

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year averaged 6.60%. Realtor.com reported that rates crossed 7% in late September for the first time since January 2025. CNBC noted a Mortgage News Daily survey put rates as high as 7.58% on one day in late September.

Higher rates slow some buyers down. That matters more in ZIP codes where supply is already rising, like 54758. In tighter ZIP codes, buyers still moved quickly despite the rates.

A few other ZIP codes worth watching

ZIP 54738 had only 1.9 months of supply, the second tightest in the market. The Real Estate Data Aggregator counted 64.3% of homes going under contract within two weeks there. Yet median days on market was 74, which shows the homes that did not sell fast took a while.

ZIP 54742 had 5.8 months of supply, one of the higher readings. But 75% of homes that sold there went above list price. Not every slow market means low prices. Pricing and condition still matter.

ZIP 54493 had 15.3 months of supply and only 1 home sold. The Real Estate Data Aggregator shows 0% went under contract within two weeks. That ZIP is a different world from 54768.

Prices across the market

The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. The Primary market had its own story, ZIP by ZIP.

ZIP 54456 saw the biggest price jump among those with year-over-year data. The Real Estate Data Aggregator put it at up 14.3%. ZIP 54768 was close behind at up 24%. Not every ZIP had a year-ago comparison available.

What this means for you

Sellers in tight ZIP codes like 54768 and 54738 can price with confidence. Buyers there need to be ready to move. In ZIP codes like 54758 and 54456, buyers have more time and more choices. Sellers there need to price to the local pace, not the market average.

Realtor.com reported active listings across the country rose 6.3% from a year ago. The Primary market shows that same mix: more supply in some spots, still very tight in others.
